The Hill Group has broken ground on two housing schemes which will create almost 550 homes across Bristol and Buckinghamshire.
In Little Chalfont, Buckinghamshire Hill is starting construction work on Little Chalfont Park, a new residential development that will deliver up to 380 new homes.
This milestone follows the recent approval of the first Reserved Matters Application, covering the Western Parcel of the site accessed from Burtons Lane.
This first phase includes 74 new homes, extensive green spaces, infrastructure works and the start of construction of the pedestrian and cycle bridge providing direct access to Chalfont and Latimer station.
The homes in the first phase, with a development value of £78.5m, include a collection of three, four, and five-bedroom houses for private sale and shared ownership.
Of the 380 homes, 40% will be affordable housing. There will also be an additional 100 retirement homes, a 60-room care home, as well as a community centre, convenience store and land secured for a new primary school.
All homes at Little Chalfont Park will be built with the environment in mind, incorporating air-source heat pumps, energy-efficient design and cycle storage, helping future residents live more sustainably.
Andy Hill, founder and group chief executive of The Hill Group, said: “It’s fantastic to see work now under way at Little Chalfont Park, bringing to life our vision for a green, appealing community in one of Buckinghamshire’s most sought-after areas.
“This development will deliver high-specification homes set within beautiful, open landscapes, with over half of the site dedicated to parkland, play areas and natural green space.”
The first homes are expected to be available for sale from summer 2026, with first occupations in spring 2027.
Meanwhile, in Bristol Hill and Goram Homes – Bristol City Council’s housebuilding company – are delivering Baltic Wharf, anew harbourside development of 166 homes including 40% affordable housing.
Delivered through a joint venture between Hill and Goram Homes, the development will provide 66 affordable homes, owned and managed by SNG. Of these, 50 will be for social rent, the most affordable form of housing, and 16 will be available for shared ownership.
Hill added: “Working in partnership with Goram Homes and Bristol City Council, we are creating publicly accessible landscaped open spaces in the area that was previously closed off. We look forward to delivering high-quality homes and vibrant public spaces that will enrich Bristol’s harbourside for generations to come.”
Located on Spike Island, the new neighbourhood will feature one, two and three-bedroom apartments, flexible commercial spaces and landscaped public areas. The development will transform a previously restricted section of the harbourside into a publicly accessible open space with new social and community areas.
Baltic Wharf has been supported by a £2.4m grant from government’s Brownfield Land Release Fund, delivered by the One Public Estate (OPE) programme. This national initiative helps councils unlock and regenerate brownfield land to kickstart the delivery of new homes.
The first homes at Baltic Wharf will be available from spring 2027.
